General Function: Quiet Condominium Association in Penn Hills seeks a Facilities Maintenance Manager who will perform and oversee all building and grounds maintenance activities. Ideal candidates will be self-motivated, creative, energetic, and dependable individuals who bring property management and maintenance experience and expertise to the position. The successful candidate will be responsible for performing the overall day-to-day building and grounds maintenance operations in a safe, professional, and courteous manner.

Duties to Include (but are not limited to): Report to Community Manager

Oversee homeowner work orders from start to finish including: Provide regular updates on all community projects. Work with Community Manager to identify and select qualified vendors necessary to complete necessary Association repairs for both individual owner units and common area projects that are the responsibility of the Association. Oversee project coordination with vendor from start to finish. Walk property at least three (3) times per week to check overall condition of buildings and facilities. Oversee the maintenance of all walkway repairs. Maintain inventory of equipment and tools necessary to properly maintain Association assets including: pool equipment and chemicals, maintenance tools, cleaning supplies, maintenance shop, recreation center, and all community amenities. Order necessary tools, supplies, and equipment as necessary within Association Budget guidelines. Maintain maintenance shop in a clean and organized manner. Maintain and facilitate repairs to all equipment (including power tools & equipment) Work with Community Manager to prepare Facilities Report section of Monthly Manager Report. Skills/Requirements Include (but are not limited to): 2-3 years experience in building and grounds maintenance. General understanding of Association vs Owner responsibility preferred. General working knowledge of skilled trades areas such as light electrical, plumbing, carpentry, etc. General knowledge of building codes and laws applicable to the community (such as electrical, plumbing, swimming pools, etc.) Strong written and verbal communications skills with the ability to interact with a variety of individuals including superiors, board members, homeowners, guests, tenants, contractors, etc. in an attentive, friendly, courteous and service oriented manner. Strong time management skills with the ability to multitask and prioritize tasks and activities to meet deadlines. Strong ability to handle challenges independently and effectively, including anticipating, preventing, identifying and solving problems as necessary. Must be able to work independently. Must be able to lift up to 50 pounds and frequently stand, walk, kneel, crouch, or crawl. Must be able to work with tools and equipment in outdoor weather conditions. Job Type : Full-time March through November.
